Leasehold Property law. Personally delivered.
Arcadia Law is a London law firm specialising in leasehold enfranchisement, landlord and tenant law, conveyancing and related property matters.
Founded in 2016, our practice brings together more than 50 years of combined specialist experience in property law. We advise leaseholders, freeholders, landlords, resident management companies and property owners with a pragmatic, commercially focused approach and a clear understanding of what is at stake.
Arcadia Law was founded in 2016 by Roshan Sivapalan and Rebecca Mignogna to provide specialist property law advice through a more responsive, commercially aware and client-focused practice.
The firm was shaped by complementary experience across the property and legal sectors. Roshan brought more than 20 years’ experience as a chartered surveyor and property professional, spanning residential and commercial valuation, estate agency, block management, property investment and leasehold enfranchisement. Rebecca brought extensive specialist experience in property law and leasehold enfranchisement, developed at leading central London law firms.
That combination gave Arcadia a perspective extending beyond the legal process alone. From the outset, the firm has considered the wider factors that influence property matters, including value, timing, ownership, management and the client’s longer-term plans.
Today, Arcadia is a collaborative team of solicitors and paralegals advising private clients, professional landlords, resident-led organisations and property businesses.
The firm has grown, but its purpose remains unchanged: to deliver specialist legal advice with clarity, care and a practical focus on achieving the best realistic outcome for each client.
Property law is rarely about the law in isolation. The appropriate course will often depend on value, cost, timing, risk and the client’s wider objective.
Our approach is pragmatic, commercially focused and results-driven. We identify the issues most likely to influence the outcome, distinguish material risks from procedural detail and provide clear recommendations on how to proceed.
Before advising on process, we take time to understand what the client is seeking to achieve. That may involve protecting the value or saleability of a property, completing a transaction within a particular timeframe, acquiring greater control over a building, resolving a disputed issue or reducing future uncertainty. Understanding the objective allows us to shape the legal strategy around what matters in practice.
Leasehold and property law can be technically complex. Our responsibility is to make the position understandable without oversimplifying it. We explain the available options, principal risks, likely timetable and anticipated costs so that clients can make informed decisions with confidence.
A strong legal position is only one part of the picture. We consider the likely value of an outcome alongside the cost, time and practical implications of pursuing it. Our advice is designed to be proportionate to the matter and aligned with the client’s priorities.
Most of our core services are available on a fixed-fee basis, giving clients greater certainty before work begins. Where a fixed fee is not appropriate, we explain the proposed charging structure and scope of work clearly at the outset. If the nature of a matter changes, we discuss the implications before undertaking additional work.
Every matter is overseen by an experienced solicitor, with paralegals undertaking appropriate routine and procedural work. This structure enables matters to progress efficiently while ensuring that legal strategy, substantive advice and significant decisions remain subject to senior oversight.
Our advice is results-driven, but never formulaic. Every property, lease and client objective is different. We consider the legal position in its full commercial and practical context, with the aim of securing the strongest realistic outcome available in the circumstances.
Across the team, Arcadia Law brings more than 50 years of combined specialist experience in property law.
Our work encompasses lease extensions, collective enfranchisement and freehold acquisitions, landlord and tenant matters, missing landlord applications, lease variations, licences, residential and commercial conveyancing, building management issues and independent legal advice.
This depth of experience helps us identify issues early, anticipate how a matter may develop and advise with the benefit of knowledge gained across a broad range of properties, parties and circumstances.
Arcadia Law is also a member of the Association of Leasehold Enfranchisement Practitioners, reflecting the firm’s established focus on leasehold enfranchisement and related property law.
Leasehold enfranchisement matters frequently require specialist legal and valuation advice to progress alongside one another.
Arcadia Law works closely with Blakes Chartered Surveyors, a specialist valuation practice advising on lease extensions, collective enfranchisement and related residential property matters.
Where both firms are instructed, communication between the legal and surveying teams can help align the legal and valuation strategies, identify issues earlier and reduce unnecessary duplication for the client.
Arcadia Law and Blakes remain separate professional practices. Each firm is independently instructed, regulated and responsible for the advice and services it provides.
The benefit to clients is a clear division of professional responsibility combined with effective communication where the two disciplines intersect.
Arcadia Law and Blakes Chartered Surveyors jointly created extension.lease for leaseholders who prefer their legal and valuation work to be coordinated through a managed process.
Through extension.lease, Blakes undertakes the specialist valuation and negotiation work while Arcadia Law manages the legal process and conveyancing.
The service is designed to improve coordination between the two professional disciplines and give clients a clearer view of how their matter is progressing.
Clients may instruct Arcadia Law directly or choose to access our leasehold expertise through extension.lease. In either case, Arcadia remains independently responsible for the legal advice and work it provides.
Lease extension and collective enfranchisement claims involve two sides. Where Arcadia Law and Blakes Chartered Surveyors advise leaseholders directly, myfreehold was created to provide the equivalent independent valuation and legal advice to the freeholders served with those claims.
myfreehold is a joint enterprise between Blakes Surveyors Ltd, regulated by the Royal Institution of Chartered Surveyors, and Arcadia Law Limited, authorised and regulated by the Solicitors Regulation Authority. Each firm remains independently regulated and responsible for its own professional work, and in most cases a freeholder’s reasonable costs are recoverable from the leaseholder making the claim.
Arcadia Law is authorised and regulated by the Solicitors Regulation Authority.
SRA regulation requires solicitors and law firms to comply with professional standards relating to integrity, independence, client care, confidentiality, the management of client money and the proper administration of legal work.
For our clients, this means advice is delivered within a clear professional and regulatory framework, with defined responsibilities and established protections.
We communicate openly about the scope of our work, the anticipated costs, the material risks and the progress of each matter.
Arcadia Law is a focused and collaborative practice for people who want to develop genuine expertise in leasehold and property law.
Our team works on technically detailed matters with a direct bearing on clients’ homes, investments and wider property interests. Solicitors and paralegals gain exposure to substantive legal work while learning from experienced colleagues who retain close oversight of each matter.
We value sound judgement, intellectual curiosity, attention to detail and the ability to communicate clearly. Just as importantly, we look for people who understand that excellent client service depends on responsiveness, teamwork and personal responsibility.
We may not always have a specific vacancy advertised, but we welcome considered applications from solicitors, trainees, paralegals and other legal professionals with a genuine interest in our practice areas.
Bring your expertise to Arcadia Law.
We are interested in hearing from experienced consultant solicitors who share our commitment to clear advice, professional integrity and a high standard of client service. We welcome lawyers with an established specialism who are looking to develop their practice within a collaborative, commercially minded firm while retaining the autonomy of consultancy.
Consultants joining Arcadia have the infrastructure to concentrate on their clients and their legal work. We provide LEAP practice management software, compliance and regulatory support, established professional systems and the assistance of a working legal practice. Consultants act under the firm’s authorisation and within its regulatory and professional indemnity framework, so the administrative burden of practising independently is carried by the firm rather than by you.
In return we look for consultants who take ownership of their matters, communicate clearly and consistently, and share our commitment to achieving the best realistic outcome for every client.
Work comes from both directions. Arcadia is a leasehold and property practice, and matters regularly arise in adjacent fields — private client, commercial property, dispute resolution and others — which we currently refer elsewhere and would rather keep within the firm. A consultant with the right specialism receives that work, and our clients get continuity rather than an introduction to a stranger.
Consultants are equally free to develop and place their own work through the practice. Many will arrive with an established client following, and the arrangement is designed to support that rather than to compete with it — the firm’s systems, compliance and regulatory framework sit behind your own practice as readily as behind ours.
Please send a confidential introduction and CV to careers@arcadialaw.co.uk. Recruitment agencies should not contact the firm unless invited in relation to a specific vacancy.
Whether you require advice on a lease extension, freehold acquisition, conveyancing transaction or landlord and tenant matter, our team can help you understand the position and determine the appropriate next step.
